<a href="http://www.wimer.net/landlord/freeform.htm">Free California landlord forms</a> are provided by Landlord's Legal Line.  They provide a good library of forms, including rental applications, 3 day notices to pay or quit, and other pre-eviction notices.</div>

<div xmlns="http://www.w3.org/1999/xhtml">The California Department of Real Estate allows you to view the <a href="http://www2.dre.ca.gov/PublicASP/pplinfo.asp">license status</a> of real estate salespersons, or check an escrow company has any <a href="http://www.corp.ca.gov/fsd/esb/">recorded violations</a> (going back to 1991).<br/>
<br/>If you're going to be buying income or rental properties, it might make sense to get a California real estate sales license.  Find out the process <a href="http://www.dre.ca.gov/pdf_docs/re4.pdf">here</a>.  You're required to pass some <a href="http://www.dre.ca.gov/saleslic.htm">real estate education courses</a> and pass California's real estate salesperson examination.  Once you pass the test and are employed by a licensed broker, you're good to go.  Different local Realtor boards may require certain other orientations or fees in order to give you access to the local MLS, but depending on the MLS, this can also give you access to past sales history for a property, give you a discount (commission) on properties that you buy, and be an easy place to see what is coming on the market.  Some MLS systems even provide easy systems to perform comparative analysis for potential income property purchases.</div>
